Wondering how the pandemic has impacted the Salt Lake City housing market? The answer may surprise you! Though the pandemic has been challenging, the housing marketing has continued to blossom in recent months. Our team is so grateful to report that Ironwood Custom Builders has been keeping busy with a variety of projects. Much of that is due to the current state of the housing market and historically low interest rates across the board, which has led to an increased demand for new homes and remodeling.

With more and more people at home than ever, it makes sense. Homeowners are getting an up-close look at the things in their home that are no longer functional or are simply in need of an update. One thing we’re seeing more often is lot recycling, meaning homeowners are tearing down existing homes and rebuilding on the lot. The rising cost of land in Salt Lake City and the surrounding area makes this an extremely viable option for many homeowners.

A great example of this type of project is the Schaecher Residence in Holladay, Utah. The Schaecher’s worked with a local designer to design and plan their dream home for three years. In June, they were finally ready for us to proceed with tearing down the property’s existing home. Since then, Ironwood Custom Builders has laid the foundation and began framing out the new home. Recycled lots aren’t the only way homeowners are getting creative, though. While the number of homeowners opting to remodel in Salt Lake City continues to rise, many are choosing a new way of doing so: phased remodeling. In fact, many of our clients are using phased remodeling to update their existing homes. That being said, we are big advocates for taking the time to design and plan the project in its entirety before breaking the remodel into phases that align with your budget. Beginning with the end in mind ensures that, when it’s all said and done, your home design is cohesive — and more importantly, exactly as you envisioned.

Another one of our projects, the Fergusson Residence in Bountiful, Utah, fits the bill for phased remodeling perfectly! The Fergussons loved the bones and location of their home but knew that it could benefit from an update. Over the next 12 months, the Ironwood Custom Builders team is helping them remodel the main and upper levels of their home.
